Terms & license
These terms cover the use of landlordledgerhq.com and the purchase of The Landlord Toolkit. The same personal-use licence ships inside the download as License.txt.
1. Who you're buying from
The files are made and sold by Landlord Ledger, an independent one-person business. Every sale is processed by Gumroad, which acts as merchant of record — Gumroad's terms also apply to the transaction itself.
2. What you're buying
A one-time download containing eight files — four spreadsheet workbooks (.xlsx), three editable documents (.docx) and one printable PDF — plus a START HERE guide and the licence. There is no subscription, no account and no recurring charge. The current price is $49 (one-time); prices can change for future buyers but never for a purchase already made.
“Yours to keep” means what it says: the files are yours permanently, and Gumroad lets you re-download any revision we publish at no extra cost. It is not a promise of ongoing annual updates. Some content is dated by nature — IRS mileage rates and Schedule E line numbers, for example — and the files put those in editable cells so you can update them yourself. If we publish a revised edition, existing buyers get it free.
3. Your licence
You may:
- Use every file for your own rental business, across all the properties and units you own or manage, on all your devices.
- Make as many copies as you need for your own use — one per year, one per property, backups.
- Fill in, adapt and customise the workbooks and letter templates for your own tenants and properties.
- Share printed or filled-in outputs — a signed checklist, a letter to a tenant, a year-end summary for your accountant — as part of normally running your rentals.
You may not:
- Resell, redistribute, sublicense or share the original files, or lightly modified versions of them, with anyone else — free or paid. Each purchase covers one landlord, household or business.
- Upload the files anywhere public, or include them in another product, course, template pack or website download.
The licence is personal and non-exclusive. Copyright in the files stays with Landlord Ledger. It ends if you breach it, or if you take a refund.
4. Not legal, tax or financial advice
This is the important one. The workbooks, templates, checklists, guides and articles are educational materials and process tools. They are not legal, tax, accounting or financial advice, and using them does not create a professional relationship of any kind.
Landlord-tenant law, notice periods, deposit handling, screening criteria, permitted fees and tax treatment vary by state, county and city, and they change. The files flag where local rules apply; that flagging is a prompt to check, not a substitute for checking. Before you send a notice, decline an applicant, withhold a deposit or file a return, verify the requirements that apply to you and take advice from a local attorney or tax professional.
Nothing on this site is a guarantee of a legal or financial outcome. A well-kept record helps; it does not decide a dispute.
5. Accuracy and your own review
The workbooks were tested extensively before release — see how they were tested — but no spreadsheet is infallible, and the figures they produce depend entirely on what you enter. You are responsible for reviewing the outputs before relying on them, and for having your tax return prepared or reviewed by a qualified professional. If you think you've found an error, tell us at support@landlordledgerhq.com and we'll investigate and, if needed, republish a corrected file.
6. Refunds
30 days, no questions asked. The full process is on the support page. Refunds are issued through Gumroad to your original payment method; once refunded, your licence ends and you should delete your copies.
7. Warranties and liability
The files are provided “as is”, without warranties of any kind beyond those that cannot legally be excluded. To the fullest extent permitted by law, Landlord Ledger is not liable for indirect or consequential losses, or for lost profits, arising from use of the files or this website; and our total liability for any claim is limited to the amount you actually paid. Nothing here limits liability for fraud, or for anything else that can't be limited by law. If you're a consumer, your statutory rights are unaffected.
8. This website
The site's text, images and code are ours; please don't republish them. Links to third-party sites (the IRS, HUD, the FTC, Gumroad) are provided for convenience — we don't control their content. We may change or take down pages at any time.
9. Changes to these terms
We may update these terms; the date at the top shows when. The version in force for your purchase is the one published on the day you bought, and the License.txt inside your download stands on its own.
